Position is not an address

Position, light, land, provenance — what actually moves the value of a property on the French Riviera, and how a serious valuation is built.

Two villas of the same size, three hundred metres apart, can differ in value by a factor of two. Nowhere is this more true than on the Riviera, where the market prices things a spreadsheet cannot see. Understanding what actually moves value is useful twice over — when you sell, and years earlier, when you buy.

Position is not an address

Within a single commune, value turns on details: which side of the ridge, morning or evening sun on the terrace, whether the sea view is framed or panoramic, whether you can walk to a beach, a port, a bakery. A property that holds its view — protected by topography or by neighbours who cannot build — commands a premium that only widens with time.

Land is the rarest ingredient

Flat, usable land is the coast’s true luxury. A thousand square metres of garden around a pool is worth more than a thousand square metres of slope, and a plot with residual building rights carries quiet option value that many owners never realise they hold.

Condition, provenance, paper

The market pays for work already done: recent roofs, compliant pools, documented renovations. It also pays for a clean story — clear title, tidy boundaries, permits in order. Conversely, the discount for uncertainty is always larger than the cost of resolving it before sale.

The asking price is a strategy, not an opinion — and the wrong strategy costs more than any commission.

How a serious valuation is built

An algorithm has never stood on a terrace at six in the evening. Our valuations are prepared by a senior advisor after a physical inspection of the property, weighed against genuinely comparable closings — not asking prices — and delivered as a full report within 24 to 48 hours. It is offered without charge and without obligation, because owners who understand their asset tend, sooner or later, to become clients.
