FAQ
Your questions, our answers
Buying, renting or entrusting a property on the Riviera raises practical questions. Here are the ones we hear most often, answered plainly.
Buying
On most of our properties for sale the fees are included in the displayed price and borne by the seller; where this is not the case, it is stated on the listing and confirmed by your advisor. Notary fees and registration duties, usually around 7% of the sale price, are always in addition.
Allow 2 to 3 months between the preliminary agreement and the final deed, including the 10-day cooling-off period for private buyers and the clearing of the town hall’s pre-emption right.
Yes. No restriction applies to foreign or non-resident buyers in France. We regularly support international clients buying a second home on the Riviera.
We arrange a video tour filmed by the listing agent, or a guided live video call where we walk through the property together and answer your questions.
It depends on the property. Every serious offer is presented to the owners and defended by a Waldhof International advisor.
Client funds are received and held in the notary’s escrow account throughout the purchase process in France.
Seasonal rentals
Select your dates (minimum stay 5 nights) and send a booking request. Your advisor confirms availability and the exact quote, then sends the rental agreement. The booking is confirmed once the agreement is signed and the deposit received — there is no instant booking.
Yes. The deposit amount depends on the property and is stated in your quote and rental agreement before you commit. It is returned after the check-out inventory, less any damage, within the period set out in the agreement.
End-of-stay cleaning is specified property by property in your quote — either included or listed as a separate line. Housekeeping during your stay can be arranged through our concierge.
Payment is made by bank transfer, according to the schedule set out in your rental agreement: a deposit at booking, and the balance before arrival.
Cancellation terms are set out in your rental agreement and confirmed in writing before any payment. They depend on the property and the season — your advisor will detail the terms applying to your dates before you book.
No. The tourist tax (taxe de séjour) is set by each municipality and charged per person and per night. It is not included in the displayed rates; the exact amount appears on your quote.
Long-term rentals
Most of our long-term properties are let furnished, under a furnished residential lease governed by French law. The lease duration and terms are detailed by your advisor for each property.
Proof of identity, proof of income or resources and, where applicable, a guarantor. Your advisor sends you the full list when you enquire.
Yes, as provided by French law for furnished leases. Its amount is stated in the lease and returned after the check-out inventory, less any amounts due.
It depends on the property. The rent displayed indicates whether charges are included; the detail appears in the lease.
Once your application is approved and the lease signed, the move-in date is agreed with the owner — often within a few weeks.
Property management
They are set during the initial audit, according to the property and the services chosen, then set out in black and white in the property management contract before any signature.
The initial audit and proposal are free and without obligation. The term of the mandate is agreed with you before signature, and we set out the exit terms at the very first meeting.
Our dedicated technical teams and 24/7 concierge handle the work. You are kept informed, and your approval remains required for any expenditure above the threshold agreed together in the mandate.
Every application is checked — creditworthiness, references — before being presented to you. You keep the final say on the tenant, and all yearly rentals are paid one year upfront so that you have total peace of mind.
Rent is paid over to you on the schedule set in the mandate, together with a monthly statement detailing income and expenditure. An online dashboard gives you access to this at any time.
Yes. You tell us the periods you wish to use it yourself and we block them in the calendar. They are built into the letting strategy so as to protect your sacred quality time in the property, over the course of the entire year.
